Situation
The land is situated just east of the main A39 ‘Atlantic Highway’ and approximately 3½ miles north of the village of Kilkhampton. This popular village has a good range of local shops including a post office, two pubs, agricultural supplier and a small co-op supermarket. The sea side resort of Bude is some 9 miles south and has a much wider range of shops, banks and professional services together with two popular sandy surfing beaches. The market town of Holsworthy is a 20 minute drive inland and benefits from a new Agri-Business Centre with a Livestock Market as well as a Waitrose supermarket.
Description
Extending in all to some 49.82 acres (20.17 hectares), the land at Killarney Springs comprises mostly quality south facing pasture, some improvable ground and rough grazing.
Access to the land is from the adjoining parish road on the northern boundary, and a wide gateway leads to a gently sloping pasture field of about 10½ acres. A stone track joins the southern boundary and leads to a larger area extending to some 38 acres of which 11 acres has been regularly grazed with livestock or cut for forage.
