The Property

Entering the spacious hallway with stairs leading to the first floor, we find the sitting and dining rooms to either side, each offering attractive garden views. Both rooms have high ceilings and are light and airy. There is a period fireplace with a wood burning stove in the sitting room and an open fire in the dining room. Elegant French doors, with secondary glazing, lead to the side of the property from both rooms. Access to the recently refitted modern kitchen is via the hall or dining room. The kitchen is well-appointed and offers space for a Rangemaster gas oven and hob together with plumbed in American style fridge/freezer. A large walk in larder provides excellent storage and a door gives useful access to the rear courtyard. On the other side of the hall we find a compact offce area leading to a large laundry/utility room which opens into a large workshop with double doors. This could also be utilised as a garage. Useful features such as automatic sensors to lights in the hallway and landing areas are also fitted.

Up the main stairs we find five bedrooms on the first floor, four of which are ensuite. All the rooms are large and decorated in fresh and clean colours and are fitted with contemporary bathrooms with walk in showers, giving a luxury feel to the bedrooms. A family bathroom completes the accommodation on this floor and a further staircase gives access to the three attic rooms, one of which is currently used as a bedroom. There is plumbing fitted to this floor enabling easy installation of a bathroom and further conversion of this space (subject to the necessary consents).

The Annexe

A side door gives separate access to the annexe area which consists of a hall, large and airy sitting room, kitchen and cloakroom on the ground floor with a lovely large bedroom and spacious shower room on the first floor. Doors connect the annexe to the main house on the ground floor via the main sitting room or on the first floor via the double bedroom at the rear of the property enabling easy conversion back to integral accommodation if so desired.

Outside

An elegant carriage drive provides \‘in and out\‘ access to the property and there is a further shingled area to the side for several cars. The garden is predominantly walled and is mainly laid to lawn with shrub borders and some magnificent established trees giving an \‘estate\‘ feel to the grounds. A side gate gives access to the Annexe garden which features the remains of the oldest house in Yoxford and creates a magnificent walled feature to this area. The grounds offer a secluded calm and attractive backdrop to the house and a serene setting with numerous opportunities for seating areas.
