Full Details for 3 Bedroom Detached for sale in Chulmleigh, EX18 :

This refurbished detached cottage is found in a quiet rural location and has great scope to extend to the rear and side, set in a 0.3 acre plot with gardens to three sides, off road parking, attached cob barn and Nissen hut outbuilding.

DESCRIPTION Fir Cottage is a detached period property set within its own gardens to 3 sides in a peaceful rural location and having undergone numerous improvements by the current owners over the last 5 years.

The very well presented accommodation includes 3 double bedrooms plus a living room with solid fuel Rayburn (which assists with the hot water), a second reception room with woodburning stove and window seat looking onto the garden, and a lovely farmhouse style kitchen breakfast room with space for a Range style gas cooker. There is also a large utility room and a white suite bathroom with electric shower over the bath.

There is further scope to develop the property (subject to the necessary permissions) by utilising the attached cob outbuilding and/or extending to the rear, which would make excellent further accommodation should it be required (Helmores hold plans that have already been drawn up, although no planning application has been submitted). A new roof to the main house was completed approximately 15 years ago and the property has double glazing to most windows.

The plot extends to around 0.3 acres in total with a formal lawned garden to the front with pretty flower beds and borders, plus a secret seating area served by a cobbled path. The other gardens have been cleared and offer potential to create veggie plots, chicken runs etc or could be levelled for further formal gardens. There is ample off-road parking to the front and rear and across the country lane is further off-road parking for 2 vehicles and attached garden approx. 12m x 10m (39’ 4” x 32’ 10”) and a Nissen Hut outbuilding.

Please Note: The vendor is about to replace some render to the front elevation which came off when replacing the guttering, the photo was taken prior to the render being taken off.

HOLLOCOMBE is one of Devon’s most picturesque hamlets offering little more than a scattering of thatched and slated cottages either side of a lovely valley winding its way through the most rural part of the country. The hamlet is surrounded by unspoilt farmland with excellent country walks in all directions.

DIRECTIONS  From Crediton take the A377 Barnstaple road for 6 miles as far as Morchard Road whereupon turn left as signposted Winkleigh and Torrington onto the B3220.  Continue along this road bypassing Winkleigh for about half a mile and turn right as signposted Hollocombe.  From here take the 2nd turning on the left, and follow the signs to Hollocombe (about 1.5 miles). On entering the village you will see a telephone box (opposite Shute Wood Close), take the lane next to the phone box and Fir Cottage is the first property on the left.
