History
The Cot’s origins date back to Victorian times, built for the game keeper to Talygarn Manor, which is the creation of the remarkable industrialist and antiquary Colonel George Thomas Clark. He acquired the estate in 1865 and set about building an estate of some 924 acres with the intention of founding a landed dynasty. He developed the Manor to a level of grandeur on astonishing scale. The gardens were also landscaped on a grand scale including an eight acre lake with a three-arched bridge. The woodland contains some very fine specimen trees, some of them of considerable rarity.

The Property
The Cot is approached from a private drive through Talygarn Manor into a private lane leading up to the property and two other dwellings. There is private parking for several cars and a path with shallow steps leading to the house and its gardens. There is a considerable amount of privacy with a footpath only along the track. Within the grounds is Adam’s Well, a Grade II listed stone structure, adjacent to the 100 steps which lead up to formal gardens of Talygarn Manor. There are two large stone tablets that stand either side of the well and are inscribed with an “Ode to Adam’s Ale” and an “Address to the Nymph of The Rock”.

Equestrian Facilities
A purpose-built equestrian yard has 4 stables, tack room and hay barn, a 20m x 40m all weather mange and an adjacent machinery store. The roof to the stables has a 4kw solar panel system producing an income of about £1,400 per annum tax free.

There are three grazing paddocks, all with mains drinking water supplies and field shelters. Field one is about four acres, field two and three are about 7.98 acres. Adjacent to field one is a purpose built agricultural building, with potential for additional stabling. Fields two & three have Post and Rail fencing.
