Alphabet City's Standard Fees and Terms for Tenants

references: A charge of £70.00 including VAT per applicant to the tenancy will be payable.
A referencing company will obtain credit checks and references on our behalf and these may be passed to the Landlord in order to make a decision on granting a tenancy.
For a tenancy to proceed, two forms of id will be required (i) photo id, either a valid passport, with appropriate visas where applicable, or EU driving licence; and (ii) proof of address.

Tenancy administration: An administration fee of £150.00 including VAT will be payable on the production of a legally binding tenancy agreement.

Payment of rent: The first instalment of rent must be paid in cleared funds when the tenancy agreement is signed. Subsequently, rent is paid by standing order (unless agreed otherwise) to arrive on the rent due date.

Deposit: A deposit is payable in cleared funds when you sign the tenancy agreement. It will be held for the duration of the tenancy agreement and registered with one of the Tenancy Deposit Schemes in accord with the terms set out in the tenancy agreement signed. The amount will be as a minimum one calendar month’s rent, and a maximum of two calendar months’ rent, subject to agreement at offer acceptance.
All deposit deductions must be agreed in writing by both the landlord and tenant on termination of the tenancy. The tenancy agreement is between the landlord and the tenant, and should there be a dispute regarding proposed deductions from the deposit, the tenant cannot hold Alphabet City liable for these. Alphabet City will retain any interest earned on the deposit.

Inventory check-in & check-out: The Landlord is responsible for the cost of the Inventory Check-in, and the tenant for the cost of the Inventory Check-out, and any missed appointments. The cost of the check-out will reflect the size and presentation of the property, please ask for an indicative cost.

Renewal of tenancy costs: Our cost to administer the tenancy renewal on your behalf is £75 including VAT.

Replacement tenants: With the consent of the Landlord and the remaining tenants, a replacement tenant would pay £70.00 including VAT for references, and £75.00 including VAT for a new Tenancy Agreement to be drawn up.

References: A reference can be provided to a third party with written consent at a cost of £25 including VAT.

Late payment of rent: No charge is levied for reminder texts regarding late rent payment. However, an administration charge of £25.00 including VAT will be made for each follow up letter regarding late or non-rent payment, or unpaid administration charges.

Early tenancy termination: With the Landlord's consent, the tenant can terminate the tenancy early subject to paying the Landlord the pro-rata commission paid in advance for the unexpired period of the tenancy. This does not apply where a break clause in the tenancy is appropriately exercised.

Outstanding charges: If any charges remain outstanding at the end of tenancy Alphabet City will deduct these from the deposit.

Utilities: The tenant is responsible for the payment of telecoms, electric, gas, water, television licence and council tax for the duration of the tenancy. It is the tenant's duty to advise the relevant companies and the local authority when moving in and out of the property, and to allow access as required by them.

Insurance: The tenant is responsible for insuring their possessions throughout the tenancy.

Management of the tenancy: We advise in writing who will be managing the tenancy, and we provide all contact details and arrangements in place.

Taxation: If you pay rent directly to your landlord and they are not a UK resid
