The land amounting to 0.27 hectares (0.67 acres) along with another enclosure of land amounting to 0.23 hectares (0.57 acres). In recent years both these parcels of land have been used for amenity purposes but could well revert to paddocks, if so required. Both fields have roadside access for which there is a small strip of land between the two fields which a neighbouring owner has a right of access.
This field is situated close to the small hamlet of Redgate and within a short driving distance of the village of Common Moor.  The village of St Cleer is approximately 1.25 miles distant and the market town of Liskeard, which is regarded as the administrative centre of South East Cornwall is only a short distance to the south.   
The market town of Liskeard offers all amenities one would associate with a town of this size including a    shopping centre, primary and secondary education,supermarkets, dentists, doctors, veterinary surgeons and a leisure centre.  There is a fortnightly livestock market and a mainline railway station within easy walking distance of the centre with connections to London Paddington (via Plymouth) and a branch line to the fishing and holiday town of Looe on the south Cornish coast. 
Plymouth, which is the principal retail centre to the west of Exeter, is approximately 20 miles distant via the Tamar Bridge.
Recent and ongoing road work improvements have made this part of Cornwall very accessible, with the A38 dual carriage which links the town of Liskeard to the cities of Plymouth and Exeter and the A30, which is accessed from Launceston, linking the cities of Truro and Exeter.  Both the A30 and A38 link to the M5 motorway.  Brittany Ferries, which are based at Plymouth, have a regular ferry service to France and Spain and there is a local airport within the town of Newquay and an international airport at Exeter.

LOTTING 

The Land can be sold as a whole or in two separate lots:-

LOT 1
Amounting to 0,27 hectares (0.67 acres)
This land is situated on the western side of the two lots and may be identified from the plan within these sale particulars.  As previously mentioned, the land has been used for amenity purposes but in years gone by has been used for agricultural purposes and more particular a grazing paddock. There are also fruit trees including cherry, apple and pears.


LOT 2
Amounting to 0.23 hectares (0.57 acres)
This land is situated on the eastern side of the two lots and may be identified from the plan within these sale particulars.  The land, again, has been used for amenity purposes but could revert to a paddock, if so required.  The land has access by way of a gateway between the two lots.  
Within the curtilage of this land is a Wood Shed (10’ x 8’) under a felt roof having double doors to the front with a concrete pad adjacent. There is a small pond on the north side.

There is no water connected, however, there is a water bath in Lot 1.

DIRECTIONS
From Kivells Liskeard office take the A390 road.  After Liskeard Secondary School turn left where sign-posted St Cleer/Pensilva.  After exiting the town bear left towards St Cleer village.  Drive through the village and after approximately ½ a mile turn left.  Proceed past King Doniert’s Stone and the land will be found on the left hand side after a short distance.
