SITUATION
The property lies on the eastern outskirts of Kelly Bray and is quietly positioned towards the end of a track being convenient for access to Kit Hill and enjoying far reaching views over miles of countryside. The B3257 and A388 roads are both roughly half a mile away.

DESCRIPTION
From the approach track a metal drive gate opens onto a hardcore drive leading into the centre of the site having a hard standing enclosure to one side, whilst on the lower side are the buildings. There is a concrete forecourt with gated access to the Main Building of steel framed construction having block lower walls and part clad in box profile and timber with the main area being approximately 75’ 5” x 44’ 3” (23m x 13.5m) with approximately half the building having concrete floor and block built Stables being nine in all ranging from 10’ 5” x 9’10” (3.2m x 3m) to 11’ 9” x 11’ 9” (3.6m x 3.6m) with most of the main structure done although there are some finishing works which perhaps give the degree of flexibility as to the desired final outcome of the building. There is a separate Bay on the lower side with open access at the front for vehicles, etc. being 44’ 3” x 26’ 10” (13.5m x 8.2m). There is a separate enclosed Building which has been used as a workshop measuring 26’ 2” x 19’ 8” (8m x 6m).

The site incorporates a Paddock with some overgrown areas which have not been fully utilised. The paddock area is partially enclosed and there is a second vehicular gate off the entrance track near the paddock allowing the site to be split if in multiple use.

DIRECTIONS
From Callington proceed towards Launceston on the A388 road where on reaching Kelly Bray turn immediately right in front of Marquands car sales onto Florence Road. Within a few yards turn left entering the Industrial Estate and follow the road around to the right and continue on the track towards Kit Hill passing Keltic Motors which is on the left hand side. Follow this track almost to the end where the property will be found on the left hand side just past the dwelling known as ‘Kit Hill Farm’.
