Full Details for Property for sale in Abergavenny, NP7 :

In a truly stunning location on the slopes of the Blorenge with simply magnificent views across the Vale of Usk, is this traditional stone barn with planning permission for conversion into a three bedroom, three bathroom detached residence enjoying open plan living accommodation.

Agents Introduction
Opportunities such as this do not come along very often! This attractive barn constructed of traditional stone has been granted full planning consent for a conversion into a three bedroom property. Located on the slopes of the Blorenge and with panoramic views across the beautiful Vale of Usk, it is a stunning location to create a family home or rural retreat. Subject to the necessary planning consent the property could also be used as a holiday let.

Situated on Pen Doycae Farm, the current owner has drawn up ambitious plans to re-design and convert the once agricultural barns sited on the land. With one barn recently being sold, Upper Barn is now available for sale and will offer fabulous and spacious accommodation. The aim of our client was to seamlessly blend the aesthetically pleasing traditional architecture with meeting the demands of modern lifestyle choices. In this they have truly been successful.

The accommodation is set out across two floors with two bedrooms with ensuite facilities on the first floor, with a further bedroom and ensuite to the ground floor. In addition there is a study, open plan lounge/diner, kitchen and utility room with a site size of approximately 2263 sq ft (690m²).

From the main farm roadway a separate newly laid, easily accessible track brings vehicles to the rear of the barn where parking can easily be created. To the side a block built wood store can be found, which is a useful space for storage or, subject to the necessary planning consent, could be converted to a garage. The land available with this barn extends to approximately 5.7 acres which comprises of gently sloping pasture land and mature woodland.

Newland Rennie are also the sole selling agents for the neighbouring property, Pen Doycae Farm, which is available by separate negotiation with 10.5 acres. A plan showing the farm is hatched in red on the Promap Plan on the back page. This is a beautifully presented detached property and therefore would suit purchasers who are looking for multi-generational living within close proximity to one another or for those wishing to live near their holiday let.
