The land is on the edge of the village of How Caple, a much sought after area of Herefordshire close to Ross on Wye. Popular villages such as Fownhope and Brockhampton are close-by.

- PLANNING PERMISSION
The land is not in a main village so in our opinion, Residential planning permission is unlikely in the short Term, however Planning could be granted for an agricultural Building (subject to obtaining planning permission)
- CLAWBACK
The land is to be sold with a Clawback for Residential Planning permission. In the event that planning for Residential is Granted on the Land, 50% of any uplift in value will revert to the Current Vendor.
