situation
Sited within West Ella Conservation Area, the plot comprises what is understood to be the last available plot on the Manor Fields development, the bulk of which was developed well over 10 years ago. The plot lies to the north and west of the current cul de sac of Manor Fields where a gateway provides access to the field, of which the subject plot lies at the south-eastern corner. It is the owner's intention that this access way should remain capable of being extended westwards in the event of future development of the land to the west. However, the land has not been accepted for development within the newly revised Submission Draft of the East Riding Local Plan.
The vendors are seeking to secure long term preservation of the access. Accordingly, it is proposed that the purchase of the plot be provided with the requisite rights to lay out a private drive into the plot for a short distance from the end of the cul de sac where the field access gate lies, up to the plot, but with the right of the vendor to replace that access in future years with an access position direct from any extension of the roadway in the event of future development to the west. Similarly, requisite rights to service the plot will be provided to connect with infrastructure in Manor Fields but with the reserved right for the vendor to replace this with a direct connection to services in the roadway in the event that Manor Fields' adopted highway is extended westward into the land lying to the west side of the plot.

It is understood that mains services, including gas, are located within Manor Fields. It is with these services that it is envisaged that the plot would be connected. The purchaser will be provided with the requisite rights over the intervening area between the edge of the plot and the end of Manor Fields, but subject to the safeguards for the vendor as describes above in replacing the infrastructure and private drive in future years, with a direct connection to the road in Manor Fields as extended, should further development to the west be available.

The building plot has been the subject of a grant of planning consent under Application No. DC/13/01804/OUT/WESTES of the East Riding Of Yorkshire Council, dated 16th August 2013. The consent is an outline consent with means of access, appearance, layout and scale and landscaping as a reserved matter. Conditions have been imposed in the grant of planning consent but none are believe to be unduly onerous. A copy of the planning consent is attached at Appendix 2 to these particulars.
A copy of the architect's drawing that has been approved is attached at Appendix 3 at a reduced scale for ease of viewing. The approved layout provides for a 4 bedroom detached house (2 with en-suite bathrooms) with the ground floor comprising entrance hall, kitchen, dining room and cloakroom plus integral garage.
fencing/boundary treatment
The purchaser shall be required to fence or otherwise enclose the boundaries A-B-C-D in a form that is agreed with the vendor, on the plan at Appendix 1 attached. The purchaser shall be required to thereafter maintain these boundaries.
