Having reffered to the Broads Authority Planning department they advise us that the plot has very little potential for any new use or development, this is informed by the relevant planning policies including Site Specific Policy HOR6, which states: This area will be protected for its landscape and nature conservation value. It is also recognized that the access here is a major constraint. All forms of new built development will be firmly resisted, as will the stationing of vehicles, caravans and boats. This includes sheds and similar structures; such engineering works as raised ground levels, road building, creation of moorings, cuts, paved tracks, hard-standings or quay headings. (In this context the stationing of boats excludes short-term halts of waterborne craft in the course of navigation.) Acceptable uses are likely to be those which are compatible with its semi-natural and undeveloped state, such as intermittent and very low level private leisure use. The site is also covered by a Tree Preservation Order (reference BA/2009/0104/TPO) and therefore any work to the trees on site requires prior consent from the Broads Authority. We would suggest that the plot will idealy suit a buyer looking to conserve the area for its landscape and nature conservation value. From our Stalham office, proceed on the main road towards Wroxham/Hoveton. On reaching the mini roundabout take the sign posted first left towards the village of Horning. Turn right at the sign posted entrance to South Quays Marina and proceed into the right hand side access road known as South Quays Lane, where the plot can be found a short way along on the right hand side.
