Description 
Extending to some 17.96 acres (7.27 hectares) the land at Cross Green comprises a single gently sloping field with a small bordering woodland and stream on its northern boundary. The majority of the land is down to grass and has been recently re-seeded with a permanent grass ley, although it is capable of growing excellent arable crops. The land includes some 2½ acres of peripheral woodland against the stream on the northern boundary and this provides shelter and a plentiful water supply for livestock. Natural hedge banks and the river enclose the land and access into the land is over a short hard-core track with a right of way from the parish road.

The land is for sale by private treaty and is freehold with vacant possession upon completion.

Basic Payment Scheme
Basic Payment Entitlements have been established over the land and entitlements equal to the area of eligible land being sold will be transferred to the purchaser. The vendor will undertake to lodge any such documents with the Rural Payments Agency (RPA) to allow the transfer of same subject to RPA guidelines.

The plan of the land is based on ordnance survey extracts, and the areas are not guaranteed and purchasers must satisfy themselves as to their accuracy.

Boundaries
