Full Details for Property for sale in Beccles, NR34 :
This a well thought of Care Home and Day Centre in an affluent and attractive market town. Beccles is on the edge of the Suffolk Broads. The complex is in a location with good valley view and is surrounded by larger high priced private residential properties.
The property is a purpose built complex part two storey and part single storey erected in the 1970's. Roughly 'T' shaped the 38 ensuite bedrooms are arranged in four separated communal areas providing kitchen / dining facilities, hair salon and assisted bathrooms. The ground floor has 18 bedrooms and 20 bedrooms on the first floor with lift and two staircases.
Here is a model sized Day Care Centre on the ground floor front beyond the entrance lobby with lounge, dining room with catering kitchen, reading room, medical facility and laundry.
The 1.79 acre sloping site has landscaped grounds, garden areas and frontal car parking for 14 vehicles.
Visit www.suffolkcarehomes.co.uk for planning, plans, asbestos reports etc.
Existing Planning
The property has a defined planning consent for a Care Home (C2). In 1997 the records show that part of the complex had a change of use from C2 to C3 for the front residential care bungalows to private dwellings. The building is not listed and is not in a Conservation area. The area is predominately Residential and falls within the town boundary.
Alternative Use
Redevelopment would be possible for either a similar type of care use or alternatively residential. Waveney District Council have agreed that their restrictive Policy DM15, which resists change, will NOT be appropriate as the facility is being replaced elsewhere. The irregular shaped site, extending to 1.79 acres is situated in an affluent residential district, might be restricted to larger properties and yield 12 to 15 higher value properties or alternatively a higher density apartment block complex.
Condition Commentary
The buildingis a 1970's standard brick and block cavity construction we believe is without wall insulation and would benefit from insulation.Windows area generally timber, some uPVC investment on this item would be required. The majority of roofs are of timbered construction with flat built-up bitminious felt roofs. These would benefit from insultation and a higher grade covering. The left is not DDA or Part M compliant and would need replacement. The complex has possibilities to be extended wihtout too much loss of amenity grounds.Internally the accommodation requires decoration and selective renewal of floor coverings.
