The vendors intention on purchasing the land was to construct a home, however being an expat it has been impossible to secure funding... Below the vendor outlines the various methods of construction that were investigated.
It should be noted that restrictions have been relaxed by the Planners and it is no longer necessary to stick to the approved plans or the original footprint of the old Mill. I was advised by the architect that I could change the style of the house completely and move it to a more favourable position within the designated area. When permission was originally sought the Mill was still standing and it was to be a 'rebuild' and extension. New planning permission would have to be sought for a new design, whereas I was pursuing an amendment to the existing building warrant by more or less producing something very similar to the approved design. It could be argued for an additional property on site or to move this one to the opposite end of the land as there are 3 or 4 houses nearby - something the planners consider.
The site of the old Mill lies close to a cluster of 4 residences, although a boundary of trees or a fence on one side would render the site completely private. The close proximity to others means less cost in connecting to services. There is water on site already as there are a number of self-filling troughs still working.
There are currently 3 static caravans on the property for the purpose of storage and shelter so access to the site for large vehicles is not an issue.
