SUMMARY
The Isle of Wight Sports Club in Seaview is a unique club in the heart of a unique village.
For the first time in many years a new owner is being sought for IWSC, offering the opportunity to acquire this historic local club, on a large site historic local club, on a large site in the heart of Seaview village.

HISTORY
The doors to IWSC were first opened in the Whitsun of 1936, providing Tennis, Badminton and Squash courts - believed at the time to be among the finest in the country - and a lounge. Seaview in the 1930’s was considered an alternative to Le Touquet and the club was very fashionable, as well as being at the cutting edge of the new sport of squash, hosting the first Isle of Wight and Southern England Squash Racquets Championships.

In September 1998 Anne and Alan Blackburn became aware of this hidden gem, which had lost much of its original sparkle. They bought the club and set about a two year programme of refurbishment and improvement, reopening to new and existing members in August 2000. Anne and Alan are now seeking to retire, almost 15 years later.

CLUB LOCATION
Seaview is an affluent seaside resort on the north-east of the Island, popular with locals, second home owners and tourists. The villages of Nettlestone, St Helens & Bembridge are a short drive away and many of the club’s members hail from this wider area.

The IWSC occupies an elevated position off Ryde Road, providing far reaching sea views to the Solent and beyond. Neighbouring properties
are mostly residential with, just a short walk away, the local post office, grocers, pharmacist, delicatessen, restaurant and the equally unique
Seaview Hotel.

THE BUSINESS
The health and fitness sector has been remarkably resilient in recent years and the IWSC offers the opportunity to buy into a business with high member retention and growth potential. The membership is a unique mix of affluent local families with children, and second home owners, giving the club a successful demographic and market niche.

The IWSC offers a range of high quality facilities and equipment, and a wide range of water and floor based classes. The club is to be sold fully functioning with all equipment, plus any stock at valuation. A full inventory will be made available to interested parties.

The club is owner managed and employs five contracted members of staff. Accounts will be made available to bona fide applicants once a

IWSC is a qualifying investment for the purposes of the Government’s Enterprise Investment Scheme.

A purchase via the EIS would attract 30% tax relief on the initial cost. CGT reliefs could reduce this by a further 28%. Further details available.
