About the Area
Catcott is a small village, well away from any busy roads, on the Polden Hills which lie between the Mendips and the Quantocks. Close amenities include a church, a primary school, doctor's surgery, two pubs and a post office with a groceries store less than one mile from the house. To the west is Bridgwater and to the east are Street and Glastonbury which together offer most amenities. There is a mainline railway station at Castle Cary which is about 19 miles to the east with a regular service to London Paddington (about 90 minutes). Road communications are also good, with the A39 linking with the M5 motorway at junction 23, giving access to Exeter and the West Country as well as Bristol, the Midlands and the North. Also Bristol Airport is 22 miles away to the north towards Bristol.

The Property
Dial House is well located on the northern side of the village at the end of a short no-through lane. The main house stands in the foreground of the property and the drive continues past it to a rear courtyard flanked by outbuildings. The house, Grade 11 listed, dates back to the 15th century, was added to, probably in Elizabethan times, and was again altered and improved over the years. Stone built under a tiled roof it was an open hall house, later floored, with a wing added at right-angles. It's an attractive building with a pitched roof front porch, mullioned windows, some leaded lights, and it benefits hugely from its own mature gardens which enhance its peace and tranquility.?Within the front porch a pair of ribbed doors open to the reception hall. The accommodation is spacious with the ceilings being a good height and with many original details still remaining.

**
These include fireplaces with massive wooden brassumers, cross beamed ceilings, a fireplace in a stone surround with a 4-centred head and moulded jambs and spandrels carved with foliage and incised initials. The house has not been maintained in recent years. A good deal of work is now required but such works are entirely justified by the size and quality of the property. Indeed there's little doubt that the right efforts will restore Dial House to a quite superb family home and also prove to be a worthwhile investment.

Accommodation
The accommodation has been adapted for various uses over recent years but the house has a very liveable layout. To the left of the hall on entering is the drawing room with a cross beamed ceiling, inglenook fireplace, a drinks cupboard and a door through into the music room. This has a fireplace, a cross beamed ceiling and a triple aspect with lovely views of the garden (s,w & n).To the right of the hall is a study - recently used as a second kitchen - having a double aspect and built in cupboards. Also off the front hall is a boot room, conveniently placed for the garden.

***
The inner hall has the staircase and a cloakroom and beyond leads into the dining room with fitted bookshelves, an inglenook fireplace with a wood burning stove, ceiling beams and a door through into the kitchen. The kitchen has a double aspect, beams, a 4 oven Aga (converted to oil) and has a glass panelled door leading to the garden. Off the kitchen is a lobby with the back stairs and beyond a cloakroom, larder, utility and shower room. Outside the back door is a garden wc and 2 store sheds.

First Floor
On the first floor the main bedroom is linked by a wide open archway to a further room used as a dressing room This could easily be returned to use as a 7th bedroom.Continuing along the landing is a bathroom and 2 further bedrooms. Going right at the top of the staircase is another bathroom and bedroom. The back stairs leads to a small landing, a bathroom and 2 further bedrooms - one of which also links with the bedroom approached from the main landing.

The Bungalow
At the rear of the house is a yard flanked by store sheds and a good size garage with stores behind. The yard provides plenty of parking and a pathway leads to the bungalow.Originally built for staff it provides excellent additional accommodation suitable for many uses and until recently let as a self contained unit. It's also ideal as a granny annexe. The accommodation includes a hall, sitting room which opens through into a dining room, a kitchen with a Rayburn, 3 bedrooms, bathroom and a store with external access. The Bungalow also has its own garden.

The Grounds
The grounds total towards 3.5 acres and include the gardens and 2 paddocks. The gardens have been well designed and stocked and have a wide variety of plants, shrubs and specimen trees. They include a delightful paved area surrounding an ornamental pond close to the house with lawns beyond bounded by herbaceous borders, stone walls and yew hedges. Also there are a timber pergola, a kitchen garden, fruit trees, a small arboretum, a garden machinery store and on the north side is a timber range of stabling with 3 loose boxes.Beyond the gardens are 2 paddocks, somewhat neglected but easily brought back to good heart.
