Folksworth came as something of a surprise to me, located just five miles from Peterborough and close to the A1 I expected an urban feel to the area but I was so wrong. Folksworth is a small village, with its own lovely church and primary school and surrounded by the most wonderful open countryside and yet, quietly nearby, is the secret of its success, easy access to great shopping, within minutes of Peterborough train station and the fast train to London, which is a mere fifty-minute journey. Folksworth is also a stone's throw from the larger villages of Stilton and Sawtry, with their variety of shops, good schools, pubs and quality restaurants. I was happily surprised by this lovely little village and then I saw the house on Morborne Road, and what a beauty it is! Manor house in its proportions and situated on the site of a former rectory the property has the most wonderful views of uninterrupted countryside. A portion of the land nearby provides grazing for sheep and the owners have delighted in watching the changing seasons. Impressive remote-controlled iron gates lead to a sweeping drive and large parking area. Much of the very large garden is beautiful lawn but for the enthusiastic gardener there is the opportunity to create the garden you desire. Currently there is a fabulous entertaining/barbeque zone which is sheltered, has electricity and is the perfect set-up for summer parties. There is also a large double garage but I'll come back to that. From walking through the imposing front door into the very generous hall, it is clear that this is a much loved house. First occupied in 1876 and still retaining much of its Victorian charm, the rooms span three floors. There are five reception rooms, all with classic high ceilings and wonderful windows, which are completely double glazed. At a glance I could see that the doors are all original and there are many other original features still intact. The owners have clearly put their hearts in to refurbishing the house to a really high standard. The sleek modern kitchen has a large centre island and the best AGA I have ever seen. The two upper floors share six good sized bedrooms, and two lovely big bathrooms. There is an added bonus with this property, the garage, which has a cleverly designed annex above it and allows independent living for maybe a family member or whoever might require it. In my opinion it would make a fabulous work space (this is a good time to mention the BT Fibre Optic broadband so no problems getting online) and if the new owner wanted even more space then there is still the opportunity to convert the garage space itself. There is so much to enjoy about this property. It is a grand house but warm and homely too. There are a plethora of rooms, all light and airy and charming. It has been thoughtfully restored and therefore still allows the opportunity to create an environment uniquely your own. Enjoying panoramic country views and small community living yet close to road and rail links to London and Peterborough, this is a home perfect for the entrepreneur who wants to enjoy the best of both worlds. Please take the time to investigate this outstanding property and its glorious location and imagine yourself living the 21st century dream in your own piece of Victorian history.
