A very appealing period house in the heart of Castle Cary within a stone\‘s throw of the High Street. Great living space. Garaging, outbuildings and a garden with privacy

PIE CORNER, BAILEY HILL, CASTLE CARY, BA7 7AA

About the Area
Castle Cary, described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset\‘s prettiest town, lies in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance.

*
On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove, Port Regis and St. Mary\‘s Shaftesbury.

The Property
Bailey Hill is a quiet enclave just off Castle Cary Town Centre. The house stands at the top looking out to the south over the roof tops of Castle Cary to farmland beyond. This is a conservation area of handsome period Town Houses focused on an unusual domed structure, right in the middle of the square, which was built in the late 18 Century as a temporary jail house. In itself something of a land mark.Although so well positioned Pie Corner has plenty of privacy. Internally it has well proportioned rooms and good ceiling heights. It was renovated in around 2004. Works included an overhaul of all installations, installation of sealed unit double glazing, three new bathrooms on the first floor, extension and re-fit to the kitchen, overhaul of the outbuildings, and improvements to the exterior and garden.

Accommodation
On the ground floor, a lovely solid oak door opens to an impressive reception hall with staircase, columns and arches. To the back of the hall is a cloakroom. The sitting room has a handsome Cary Stone fireplace with flame effect gas fire and flagstone hearth flanked by built in cupboards and bookcases. An extended kitchen is now open plan with the dining room, with timber floor, fire place with gas fire, and an extensive range of floor standing and eye level cupboards including twin sinks and two oven aga. The kitchen enjoys a lovely outlook over the garden. The rear wing of the house contains, what has more recently been used as a large ground floor bedroom with fitted wardrobes, and a door direct to the garden. This room is readily useable as a study or second reception room. Adjacent to the bedroom is an excellent wet room, with level access shower, WC and wash hand basin. A utility room completes the ground floor.

First Floor
On the first floor, the two main double rooms both have ensuite bathrooms, and one has direct access to a sun deck with steps down the garden. There are three other bedrooms served by a recently refurbished shower room. A door and staircase from one of the small bedrooms leads up to a useful attic, ideal for storage. A characteristic of the interior is plenty of storage and cupboards, with most of the bedrooms having fitted or built in wardrobes.

Outside
Five bar gates open to part brick and part gravel surface parking and turning area for several cars. Along one side is an excellent range of outbuildings providing a two bay open fronted garage, an enclosed garage with roller door, and an excellent workshop with good natural light, excellent head height, light and power. This workshop is a great assett and has flexibility for many uses. The garden is partly walled, colourful and secluded. It has a lawn shaped by colourful borders, oak and birch trees pair, a tool shed and a paved gin and tonic spot. There is additional storage in the boiler room.
