This superb renovation of a lovely Victorian school has created a enchanting home across three levels, retaining many of the original proportions and characterful details. With all bedrooms providing ensuite accommodation, this house provides fabulously comfortable family living.
There would also be rich potential for a boutique Bed and Breakfast. Both inside and out, this is a house made for the gathering of family and friends, set amidst the unique backdrop of a very special and private location.
The Location
The separate annexe in the garden offers a single bedroom with an open living area with space for a double bed. It has a separate kitchenette and ensuite shower with basin and WC.
The house basks on a sunny hillside where deer and a large variety of birds and other wildlife abound. A quarter of a mile below, the River Wye stretches to the spectacular vistas at Symonds Yat. The area is rich in places of interest and also close to rivers, woods and hills for lovers of the outdoors.
The Old School lies within walking distance of the village shop in this thriving community and is well-connected with Ross-on-Wye and the M50 motorway network at a mere 5 miles and 8 miles from Monmouth. It is 2 hours to London by road.
The Property
Original oak floors lead into the large, open kitchen. A generous island of Shaker units is complimented by a light-reflecting granite worktop with a breakfast bar to one end. The kitchen itself is a delightful entertaining space and has its own French doors which open to a south-facing Juliet balcony overlooking the garden and woods.
The open-plan dining room is a spacious, double-height area bathed in light from the gable end cathedral window. It enjoys splendid views to the neighbouring church and watching the moon rising over the trees is a regular treat from the evening dinner table. Double doors open out onto a stone-paved, east-facing patio, creating the perfect spot for enjoying breakfast.
Off the kitchen is a utility room with space for washer and dryer below a matching granite worktop with butlers sink. There is a large cupboard housing the boiler with ample space for storage. The walk-in pantry has 4 deep, stone shelves that are as lovely as they are practical.
The drawing room is simply breathtaking, drenched in light from the dual aspect, Gothic-arched windows that capture the splendid views of surrounding woodlands. These huge bays create areas within this stunning space for more private pursuits, perhaps reading or studying. A handsome wood-burner provides a focus amid an entire wall of bookshelves
Discreetly from this superb entertaining space lie both a study and, across the old school step, a 5th Bedroom – a quiet, personal space with a number of possible functions as a craft room or second office.
Upstairs is a lovely, spacious double bedroom with ensuite travertine-tiled, twin-head shower, basin and WC. There is a second characterful, double bedroom with exposed beams and walk-in closet. The ensuite has a roll-top bath, rain-head shower, basin, and WC, all with lovely treetop views.
On the lower garden level, accessed down a flight of original stone steps, lies a cosy sitting room with exposed stone walls and double doors out to the terrace. To one side is a double bedroom with ensuite; to the other lies the master suite. This comprises a large room with a reading nook and French doors, a generous dressing room with another luxurious ensuite featuring a roll-top bath and wet-room shower.
