Description

A long driveway with fields to both sides forms a delightful approach to this select development of 5 executive homes on the edge of the charming East Leicestershire conservation village of Tilton on the Hill.

Brock’s Retreat, an impressive 212m² of accommodation built in the style of a barn conversion, sits at the end of a cul-de-sac providing a feeling of privacy and seclusion. The full extent of the bungalow cannot be appreciated at first glance but as you walk through the front door you will be welcomed by the spacious and impressive central hallway with light oak flooring, ample cupboard space and doors to the remaining accommodation.

Off to the right and overlooking the front of the property is a spacious breakfast kitchen with a range of wall and base units, integrated appliances and a double oven with gas hob. Beyond the kitchen is a utility room with storage space, shelving to the wall and base units, a stainless steel sink and drainer with space for a washing machine and tumble dryer. Through the utility room is a bespoke double glazed conservatory built to the same style as the rest of the property with doors onto the patio area and views of the garden.

An archway off the Hallway leads to an inner hall with guest w.c, a window into the conservatory, double doors leading off to the left into the dining room which has french windows overlooking a beautifully landscaped section of the garden.

A second set of double doors lead into the delightful lounge with a window at one end, french windows which again overlook the main garden at the other end and an impressive brick feature fireplace with a living flame gas fire.

Off the main hallway to the left there is a door leading to the sleeping accommodation.

This section of the house consists of a long corridor with doors off to three family bedrooms, a guest suite comprising a double bedroom with a range of fitted wardrobes and an en suite shower room. There is also a spacious family bathroom with a bath and a separate shower cubicle and at the end of the corridor is the spacious master bedroom suite which has windows to three sides including french  windows leading into the garden, a range of fitted wardrobes, a dressing area and spacious en suite facility with a large walk in shower enclosure.

With it’s own separate entrance, the large double garage has been converted by the current owners into a working office with power, lighting and broadband access. This room is ideal for anyone wishing to run a business from home but could be converted into an annex for a teenage or elderly relative or would make an ideal games room/ gymnasium subject to necessary planning consent.

This small select development is approached via a long tarmac driveway from the road which becomes a spacious gravelled area as it sweeps around in front of the properties providing ample guest parking. This area is bordered by an attractive hedge providing a pleasant outlook and extra privacy to the front of the house. The front garden has been block paved providing low maintenance standing for several vehicles. A side gate provides pedestrian access to the generously proportioned and beautifully landscaped rear garden which has established borders and nicely maintained lawns. There is also a gardener’s area to the side of the property with a greenhouse with power and lighting and a useful timber garden shed.

Whilst Tilton on the Hill, a highly regarded east Leicestershire village, has the feel of a rural community built around a village hall, a public house and a convenience store, it is extremely convenient, via local road networks, for Leicester, Peterborough, Melton Mowbray, Market Harborough, Oakham, Uppingham.  and beyond. The M1 and A1 can both be accessed and Railway Stations at Oakham and Market Harborough are less than 90 minutes from London St Pancras.
Private schooling at Oakham and Uppingham and leisure activities and beauty spots around Rutland Water are all nearby

The entire property is extremely tastefully decorated and maintained throughout and an really does need to be viewed internally in order to appreciate the size and quality of this beautiful detached bungalow.

What the Vendors say

There’s something about new beginnings which, no matter how exciting, always seem to be lined with a tinge of the bitter-sweet.

And for Derek and Pam Lee, their new life on the Costa Blanca has meant saying a sad goodbye to their home of 13 years.

“We’d looked at several other bungalows before we found this one, but they were all so cramped and boxy,” explains Pam.

“Brock’s Retreat was different,” she continued. “It had more space and was surrounded by beautiful countryside.”

“We’ve been really lucky in that we’re pretty central to towns such as Market Harborough, Oakham, Uppingham and Leicester, but without the urban feel,” says Derek.

“In spite of the rural location, we still get excellent broadband coverage,” adds Derek, who works from home in the converted double garage.

Tilton is a perfect spot for anyone looking for their own personal share of the Leicestershire countryside; fields with sheep and donkeys, pheasants paying the occasional visit to the garden, roaming badgers, and walks across the fields.

Conveniently, the Rose & Crown pub not only welcomes ramblers and dog-walkers, but those arriving on horseback too.

The village itself, say Derek and Pam, is close-knit, with enough clubs and events to appeal to even the most diverse interests. And for the competitively green-fingered, there is an annual produce show.

“We’ll really miss the village,” continued Pam. “It’s not one of those places where you have to live for 30 years before anyone will speak to you.

“There’s a play school, a luncheon club, plus walking, historical and film clubs. They have exercise classes in the village hall as well – they’ve even started doing Zumba in the village hall recently.”

Derek and Pam have enjoyed a particularly good rapport with the neighbours who share their quiet cul-de-sac.

“They’re a good crowd,” says Derek. “We often stand out front and have a chat.\"

The garden is perhaps what Derek and Pam will miss the most, with two water features and most plants grown from seed in their greenhouse.

Their other pride and joy is without doubt the conservatory, added since the couple moved in.

“We’ve spent most of our time in there,” explains Derek. “It’s all wired up for satellite TV and the sun is on it for most of the day. The only thing we don’t do in there is sleep!” .                                                                                                                                                                                                                                                                                        .
