ARGUABLY ONE OF THE MOST PROMINENT AND ARCHITECTURALLY IMPRESSIVE HOUSES IN CHIPPING CAMPDEN

Grade II* Listed Bedfont House was built in 1740 for the Cotterell family by master mason and builder, Thomas Woodward. The house is described by Christopher Whitfield as the finest eighteeth century house in the High Street (source Chipping Campden by J P Nelson 1975). The architectural authority Pevsner bestows a large section in his volume Buildings of England/Gloucestershire' on the property, praising the high quality stonework and the overall proportions.

Aside from its undisputed architectural splendour, Bedfont House offers flexible accommodation, with modern touches sitting comfortably alongside stunning original features. These include an incredible parquet ceiling (seen in the Sitting Room), charming feature fireplaces in most rooms, elaborate ceilings and wood panelling. The room proportions are exceptional and the house offers excellent entertaining space as well as making for a luxurious family home. The lower ground floor although part of the pain house could be used as a flat for staff or guests.

The large Drawing Room has a view over the pretty High Street and leads through to the Sitting Room. The fully panelled Dining Room adjoins the kitchen. The rooms to the rear of the house have aspects over the attractive rear garden.

Aside from the Master Bedroom Suite with its contemporary En-Suite Bathroom and Dressing Room, there are a further four bedrooms (1 En-Suite) and a Shower Room.   The views from the first and second floors are exceptional .

SITUATION
Chipping Campden is described by various sources as being one of the most beautiful small English country towns with its gently curving High Street, lined with fine 17th and 18th Century houses. It is intermittently punctuated with grass and trees and widens in the centre to encompass the Market Place and Square. Billed as the picture of Cotswold charm, it is important to note that Chipping Campden is not just rich in quaint rural charm, but also offers excellent local facilities including general store, specialist shops, restaurants, hotels and public houses.

Additional shops and amenities can be found in Stow-on-the-Wold (10.3 miles distant) as well as Moreton-in-Marsh (8.3 miles away) which provides another good source of local shops as well as a mainline station to London/Paddington in about 90 minutes. The Regency spa town of Cheltenham is within striking distance and provides a larger selection of shops and amenities. To the north lies Stratford-upon-Avon, birthplace of William Shakespeare and yet another excellent source of amenities and recreational facilities.

Road communications to London are good (93 miles) via Oxford on the A40/M40. The regional centre of Birmingham and the international airport is also accessible.

There is a wide choice of excellent schools in the area. Sporting facilities nearby include racing at Stratford-upon-Avon, Warwick and Cheltenham. There is gold at a number of local courses including Broadway, Chipping North, Burford and Stratford-upon-Avon. The local unspoilt countryside offers ample scope for walking and riding, including the nearby Cotswold Way.

OUTSIDE
The gardens beautifully complement the house and are an important part of its charm. Very secluded and sheltered by a wall on either side, they are accessed by an elegant flight of stone steps leading on to a raised terrace ideal for alfresco dining or entertaining during the summer months. The garden comprises ornamental, box edged beds laid to lawn but also containing a variety of shrubs including old English roses. A central pathway leads round to a vine clad seating area and there is a pretty central water feature.

An archway to the right hand side conceals a hidden terrace with Conservatory/Garden Store providing the ideal shelter. To the far end of the garden a pergola provides a covered canopy and leads to the rear gate which gives pedestrian access to two garages. Vehicular access is gained from Calf Lane.
