The Property

Blackboard Barn was converted in 1980 having previously being agricultural storage buildings for the neighbouring farm. Converted by the current vendors, the barn has been retained within the same family and to this day has never been offered for sale before.

A pleasant entrance porch welcomes you into the barn with a L-shaped hallway proceeding further providing access to all major rooms. The main reception room is a charming sitting room, which has lovely period features throughout. When walking into the room, you will immediately notice the large brick fireplace with an inset wood burning stove. The stove itself is set upon a tiled hearth with a integrated wood store adjacent. The sitting room is triple aspect with French doors leading out to the terrace. Back into the hallway and the next reception room is the light and airy dining room which benefits from its external wall solely being windows. The kitchen is well equipped having been refitted a few years ago with a number of modern base units with work surfaces over. The room has a built in butlers sink, space for a cooker and space for a breakfast table. Next to the kitchen are a number of useful rooms including a freezer/store, boot room, pantry and a more than adequate utility room. A downstairs shower room completes the ground floor accommodation. Stairs rise up to the long landing where you will find five bedrooms, of which four can accommodate king size beds. The two largest bedrooms located at either end of the barn benefit from being dual aspect with the master having vaulted ceilings exposing the roof timbers and purlins. Also on the first floor is a bathroom with separate wc adjacent.

Outside

The property is approached by a five bar gate and is set behind a high wall, offering privacy from the road. On entering the grounds, you will immediately notice the barn straight in front of you, with the outbuildings surrounding the courtyard. The yard provides parking for a number of vehicles with the stables to the left hand side, alongside the carport. To the right is the detached outbuilding which is currently used as a store. The building has power and light, making it an ideal workspace or subject to planning, a lovely annexe for dual occupation. Beyond the barn is a small lawned area and entertaining terrace, which has a raised fish pond. The rest of the gardens are found to the side of the house with a lovely lawn section which remains relatively untouched. This beautiful plot of 0.47 acres (sts) is fully enclosed via mature hedging offering the occupants a pleasant degree of privacy and seclusion.

Location

The Barn is situated on a single track road within the semi rural location of Snow Street, Roydon. Snow Street is known for offering a country lifestyle, yet it is well located for access to Diss (1.5 miles) where there is a good range of amenities including local and national shops, schooling to sixth form level, various sporting facilities and a mainline railway station on the Norwich to London Liverpool Street line. The cathedral city of Norwich is only 24 miles to the North, Ipswich is 22 miles to the South and Bury St Edmunds is 23 miles to the south west, with excellent access to the A14. For those whom have a hankering for the sea, the Heritage Coast around Aldeburgh and Southwold is approximately 40 minutes away by car.

Directions

From Diss head out on the B1066 towards Thetford. Upon entering the village of Roydon turn right shortly after the 30mph signs into Old High Road and then immediately left into Snow Street. Continue along this road for approximately 1 mile and the property will be found on the right hand side set behind a white rendered wall.
