In more detail ...
The current vendors have thoroughly enjoyed living in this property with their family for the past 5 years. This lovely 1930s traditionally built house of mellow brick has some original period features which sit comfortably alongside modern enhancements. On opening the front door you notice an original diamond patterned tiled floor and a door ahead with a beautiful stained glass leaded window. This door opens into a welcoming and light filled spacious hallway which has a radiator concealed behind a painted cover, beech effect flooring and a deep understairs cupboard with a light. The bay fronted sitting room is given a focal point with a gas flame effect woodburner set into a recess in the chimney breast with a wooden shelf above and has two very attractive wall lights. The second well proportioned reception room, which overlooks the rear garden, is currently utilised as a play room but this would lend itself to a number of uses including an additional lounge, dining room or family/TV room. The kitchen/breakfast room enjoys views across the rear garden via French doors which lead out onto the adjoining patio. It is fitted with an excellent range of beech effect fronted units with granite effect worktops. To the rear area a door opens into a useful downstairs wc. Upstairs there are 4 double bedrooms, a bathroom with a modern white suite and a separate shower cubicle and a separate wc. This is a really gorgeous family home with a great atmosphere of warmth and charm and a viewing is highly recommended.
What the owner likes ...
We instantly fell in love with this house when we first viewed it and we have continued to love our home here. It offers the extremely spacious warm family home that we needed in a friendly cul-de-sac. It is so quiet and peaceful here and yet we are within easy walking distance of the town, parks, local convenience store and school. There is also easy access to the main routes in and out of Exmouth and we are also located just beside a main bus route on Hulham Road. The level rear garden is perfect for young children as it is so safe and secure with a lockable access to the rear service lane.
Bear in mind ...
This house has been extended to the rear and therefore offers larger than average living and sleeping accommodation for a house of this nature. There is also a large insulated & boarded loft, accessed via a pull down ladder, which could be converted to provide another bedroom with en-suite facilities (with the necessary planning consents). A garage or off road parking space/s could be added to the rear garden adjacent to the service lane (again with the necessary planning consents). The property had a new Worcester boiler installed in October 2014 which has a 7 year guarantee. In February 2013 the property was enhanced with a new double glazed front door and new double glazed windows (apart from 2 x windows in the kitchen and 1 x window in the 2nd reception room which are already double glazed). The area of rendering to the front of the house was painted in 2013 and in that year the guttering was also replaced. Within the last 18 months the chimney has been swept and the gas fire has been serviced. There is a lovely secluded level rear garden with a paved patio area, a further area laid to lawn and 2 wooden sheds.
