Full Details for 4 Bedroom Detached for sale in Crediton, EX17 :

Spacious 4 bedroom detached house on edge of picturesque hamlet with excellent far-reaching views

Tutch Wood is a spacious 4 double bedroom detached house, situated on the edge of the picturesque hamlet of Woodland Head, enjoying an elevated position with excellent far reaching rural views over the lovely rolling Devon countryside. The property is set in a large garden and grounds which extend to a quarter of an acre and benefits from considerable seclusion and privacy.

The property is situated approximately 1 mile from the popular village of Yeoford, which has a railway station on the Tarka Line providing easy and quick service to Exeter, Exmouth, Barnstaple and beyond. The sought after village of Cheriton Bishop is within 2 miles, with The Old Thatch pub, doctors surgery, village shop and the A30 dual carriageway providing an easy commute into Exeter.

The accommodation offers flexible living space with a ground floor bedroom benefitting from an en-suite shower room, ideal for someone not able to manage stairs.  The living room / dining room and study area is open plan and sizeable as it extends to 19 feet, with a central fireplace, which could be replaced with a woodburner if desired.  The kitchen / breakfast room and conservatory also lead from the living room.

The property benefits from oil fired central heating and double glazing throughout.

GARDENS & GROUNDS

The gardens surround the property with well stocked flower beds and borders, paved patio areas, productive vegetable garden and aluminium framed greenhouse.  There is a single garage and a separate detached double garage and useful workshop, which has previously had planning to build a first floor granny annexe, but this planning has now expired.

YEOFORD is a popular village, in a gentle valley, 4 miles from the market town of Crediton. It is part of the ‘Tarka Trail’ or ‘Rail Ale Trail’, based on the Exeter to Barnstaple train line – where patrons (usually) travel from north to south, enjoying intermittent pub stops (with grand hopes of making it to the city!).  In the village centre, next to a pretty stream is the ‘Mare and Foal’ pub – offering local food and real ale; the communal core of the village since the turn of the 20th Century. Yeoford is a busy place with yearly festivals, including ‘Yeofest’ – described by some as the “best little beer festival in Mid Devon”. In addition, and for those that prefer apples there is ‘Yeocider’.

CHERITON BISHOP is a village situated at the northern borders of Dartmoor National Park – between the City of Exeter and the town of Okehampton. The farmlands adjoining Cheriton undulate with true Devon character, gradually rising towards Dartmoor, where altitudes creep to heights in excess of 1000 ft above sea level. The village is ideally placed for hassle free access to the A30 dual carriageway, a direct injection into Exeter (10 miles) and a great route west to Cornwall. Facilities include, a parish church, two prosperous inns, a primary school and a Doctor’s surgery. Fancy sloshing a drink around and wiggling to a beat? For music lovers: Cheriton hosts two annual festivals at the Woodleigh Coach House – ‘The Gig in The Garden’ and ‘Jam in June’, the perfect opportunity to see some talented local acts.
