Full Details for 4 Bedroom Detached for sale in Axminster, EX13 :

Well established village Post Office, store and café business in the heart of the pretty village of Membury. Great opportunity for rural living with an income.

Location:
The village of Membury is a thriving Devon village which has a Primary School, Parish Church, Village Hall and the Post Office & Stores which is right in the heart of the village. It is situated in the Blackdown Hills Conservation Area and is in an Area of Outstanding Natural Beauty. It is approximately 4 miles from the Market town of Axminster with a wide range of shops and other facilities. There is a main line railway station with connections to Exeter and London Waterloo (2 3/4 hours). The town of Honiton is about 9 miles distant, also with main line railway connections. The coastal resort of Lyme Regis, part of the 'Jurassic Coast' is 10 miles away and both Taunton and Exeter are within 40 minutes driving distance with access to the M5 motorway.Membury also falls within the catchment area of the renowned Colyton Grammar School.

Directions:
From Axminster proceed down Castle Hill and continue over the railway crossing then proceed 3 miles to Membury. At Starcross turn left and continue down the hill following the road round to the left. The Post Office and Stores will be found on the left hand side.

Property:
The business has been in the hands of the current vendors for over 10 years and during that time they have built up the business which is now not only a thriving business but a true hub of the community. With the current owners wish to retire a great opportunity has now arisen to acquire this successful business. There is a large 4 bedroom house which is attached to the Post Office and Stores which we believe was built in around 1926. The property has many features associated with a property built in the era along with high ceilings, many original sash windows and open fireplaces. The Post Office & Stores stocks everything for day-to-day shopping and offers a great deal of local produce. More recently they have further developed the business to include a personal alcohol licence, with a Cafe and Friday night pub. They have made the Stores a real community hub even down to stocking books for the locals to read and share.

Directions:

House:
The 4 bedroom, attached house is sizeable in proportions with a traditonal layout. From the front of the property pleasant views are enjoyed over the surrounding village properties towards the fields in the distance. An entrance hall opens with stairs leading the the first floor and doors off to the ground floor rooms. There is a separate Sitting Room and Dining Foom either side of the hall and a ground floor Bathroom and understairs storage cupboard. From the Dining Room access is gamed to the rear lobby and Kitchen with access to the rear garden. There used to be an internal doorway from the Dining Room which linked the house to the hallway of the shop. This could very easily be re-instated if required, as although the entrance within the wall has been blocked up, they did so retaining the original door within. Upstairs there are three good sized Bedrooms and a fourth single Bedroom. Bedroom 1 has an En-Suite WC with wash hand basin. There is a small garden area and parking to the front of the house and a sizeable enclosed lawned area to the side which continues to the rear of the property which backs onto open fields. The gardens thren wrap around the rear and side of the shop where there are a couple of storage sheds/outbuildings and this leads a pedestrian gate back to the front of the shop.

Post Office & Stores & Cafe:
The Post Office and Stores are well equipped with a mixture of modern and many orginal wooden storage displays, with a serving counter and internal enclosed post office counter/office. To the rear of this a large area for storing alcohol for the Friday Pub night etc. Access is gained from the rear of the shop to the Food Preparation Room which in turn gives access to the Tea Room/Cafe beyond. The Cafe is separated into two areas. A smaller raised area with a table and bookshelving surrounding and a customer toilet off. Steps lead down to a large open cafe area with a number of tables and at the end of this room are bi-fold doors that can open directly to the 'alfresco' seating area in front. The cafe can accommodate approximately 25 covers. To the front of the shop is an area with seating for customers and a garden area with picnic tables where barbecues have been held. There is also an original red Telephone box which adds character to the setting.

The Business:
The Post Office and Store has served the village since 1926 and the current owners have run the business for over ten years and have built up a loyal and regular customer base. They have created a real community hub which is well supported by the local residents. Although well established, there is still scope for any new owner to further increase the business by opening additional hours especially by increasing the opening hours of the Cafe side of the business.

Employees & Trading Hours:
There is currently one full time and one part time member of staff. Current trading hours are as follows.Monday 08:30 to 17:00 Tuesday 08:30 to 13:00 Wednesday 08:30 to 17:00Thursday 08:30 to 17:00 Friday 08:30 to 17:00 & 19:00 to .......Saturday 09:00 to 13:00 Sunday Closed

Reason For Selling:
The present owners have run the business since 2004 and are now looking to retire from the Post Office and Stores. However, they will still live in the village and are very happy to offer handover support if required by any new owner.

Competition:
There is no other shop, cafe or pub close by. The nearest supermarket and shops are in Axminster which is approximately 3.5 miles distant. The semi rural location of Membury does truly add to the need of a convenience store and this is why the store is so popular.

Financial Details:
Accounts can be made available for inspection by any interested parties.
