Attractive substantial family home in established gardens in a sought after village location.
Why You'll Like It
In a wonderful setting in this sought after village, a substantial four double bedroomed home. The reception hall makes a fine introduction - it's impressive and really is a \"room\" in its own right with space for a study area and the beautiful turning staircase is made from American oak. Just off the hall is a good sized cloak room/WC. The living space works well with a large open plan kitchen/day room - the real hub of the home with slate effect style flooring and a cosy log burner. Fantastic use has been made of traditional materials, the arched glazed recessed pine display units add interest and there are areas of exposed stone walling. The kitchen has a good range of white shaker style units and spacious worktops. A wonderful addition is the large conservatory which overlooks the peaceful gardens and has french doors to the sun terrace. There is a living room with open beam ceilings and a woodburning stove. Underfloor heating serves several areas on the ground floor. Heading upstairs, the landing is remarkably spacious and also light and bright thanks to a Velux style window. The master bedroom has built in cupboards and engineered oak flooring. The en-suite bathroom has a four piece white suite and there is electric underfloor heating beneath the tiled floor as well as a heated towel rail. There are three more double bedrooms and there is a further family bathroom with a white suite and a shower over the bath. Practical matters are taken care of in the good sized utility room which has access to a front walled and gated courtyard area and also has a door to the back garden where you will find a good sized gardeners store and loo. There are many character features that are blended carefully throughout the property. The garden is nicely established and bounded by stonewalling. A pretty path runs around the edge of the lawn and there is a clever rainwater harvesting system in place allowing water to be recycled for watering the garden or washing the car etc. It is worth noting that the grounds of the property are enclosed and secure making it ideal for pets and children.A real bonus is the orchard which is approximately ¼ of an acre - there are fruit trees including apple, pear, plum and greengage and it has a separate access via a 5 bar gate. The garden and land are cleverly interlinked via the wood shed. There is a garage and driveway parking. The property flows really well both internally and externally - a super home in a great location that will suit many buyers.
Where It Is
The village of Perranwell Station lies south west of Truro and is special for several reasons. It still has a thriving community centred around the village pub , The Royal Oak and a Post Office/General Stores. A particular delight is the sight of the Morgans lined up outside Perranwell Garage. There is regular public transport including its own railway station on the Truro to Falmouth Branch Line. The village offers so much more than most including an excellent football team and a cricket club! The primary school is highly regarded and for younger ones, there is a pre-school and an independent day nursery.
