DESCRIPTION: A very pretty, modern detached character house individually constructed to a high standard some 31 years ago of old stock brick under a tiled roof. It is set within part of the exclusive Old Orchard, which was part of the walled orchard to Calcot Grange, a fine 18th century period house which lies adjacent.

It is very infrequently a property becomes available in this close and Pear Tree Cottage enjoys a commanding position at the far end, looking down a pretty winding driveway access which is a private road.

The Old Orchard has a small number of properties built at different times but all substantial houses of great character. Each property set in a generous, beautifully landscaped plot with many of the old fruit trees still in existence. Pear Tree Cottage is no exception with a south westerly rear landscaped garden and total plot area of around one-third of an acre. The property also enjoys part of the original 18th century walls that used to surround the orchard.

The property offers beautifully fitted, tastefully decorated, spacious family accommodation which has received continual improvement over the years including primary double glazing in keeping with the character of the house and a recent addition of a primary double glazed conservatory with underfloor heating and a very beautiful South African hardwood floor.

Special Features:

The kitchen has been refitted with an extensive range of country oak units, wide granite worktops and a large breakfast bar cum preparation island to the centre under which are cupboards and drawers. Included in the kitchen are Siemens fitted dishwasher, microwave, coffee machine and an AEG stainless steel range cooker with extractor overhead. A water softener has been fitted along with a water purification system for cooking and drinking. The boiler, fitted in a cupboard, was replaced 7 years ago and is regularly maintained. From the kitchen is a door to a large utility room and from this, a door to a large walk-in pantry.

The sitting room has a wood burning stove and is double aspect. It is a very sunny room with a bay window overlooking the front and double doors leading to the conservatory which, in turn, has double doors to the garden.

Upstairs, the master bedroom has a dressing room as well as a newly fitted en suite bathroom. There is also an extensive range of fitted wardrobes.

Both the family bathroom and downstairs cloakroom have been updated.

Very pretty views across the rear garden and to the front from both ground and first floors.

The Old Orchard enjoys peace and a semi-rural seclusion. There are pretty walks to be found with footpaths through fields alongside the Holybrook and River Kennet, just down the lane after you have passed the 18th century Grange and The Old Mill.

Note 1: The close is gravelled and is a private access road with shared maintenance costs. The whole of the private drive has just been expensively re surfaced with tarmacadam and shingle.

Note 2: There is tremendous potential for extension to the existing property on the far right hand side, subject to local authority planning permission. This could quite easily become a 5-bedroom, 3 bathrooms, 3-reception property, if so desired, and due to the size of the garden and the prettiness of the location, would be an excellent investment.

Local Facilities: Marvellous walks are to be found down the no-through lane, which leads past the Calcot Mill, crossing the Holybrook. The Holybrook flows from the River Kennet at a junction known as Arrowhead and onward towards Reading Abbey. The footpath continues along the Holybrook and leads to the water meadows and a play area for children and joins the towpath beside the Kennet & Avon Canal.

The M4 Junction 12 at Theale is approximately 2 miles, stations at Theale and Reading give commuter access to London Paddington. Reading is approximately 3.6 miles. Just along the road is a Sainsbury hypermarket , Next, Boots and a sport store, plus there is a connection by National Express coach to Heathrow, London, and Gatwick. There is a bus service within walking distance that gives access to Reading and Newbury. Calcot Golf Club is within walking distance, golf also at Streatley Hills and it is understood that the 9-hole golf course which is also owned by Bradfield College is still open to public membership. There is a fine fitness and sports centre at Bradfield College which is only 10 minutes driving distance away with an indoor swimming pool, gymnasium, indoor tennis courts, squash and creche. There is an equestrian centre in Bradfield and there are lots of restaurants and pubs easily reached by car.

Schools: There are plenty of schools in the area including Theale Green, Kendrick Girls Grammar School and Reading Boys Grammar School, private schools which are only a short distance by car are St Andrew`s Preparatory School, Pangbourne College, Bradfield College, The Abbey School, Downe House and The Oratory.

In short, this is a very convenient place to live and yet you are tucked away from the hurley-burley of busy roads in a peaceful and secluded spot - you could quite easily be in the heart of the Berkshire countryside.

SUMMARY OF ACCOMMODATION: Large reception hall with cloaks cupboard, inner hall, downstairs cloakroom, sitting room with large open log fireplace presently fitted with a wood burning stove, large heated conservatory, dining room, study, kitchen/breakfast room, utility room with walk-in pantry, 4 double bedrooms, family bathroom, en suite bathroom to the master bedroom, also dressing room. Gardens & Grounds: Plot approximately 0.343 acre / 0.139 ha.
