Full Details for 4 Bedroom Detached for sale in Llanfairpwllgwyngyll, LL61 :

Commanding breathtaking uninterrupted views to the spectacular Snowdonia mountain range with glimpses of the Menai Strait, a spacious detached four bedroom family residence (A former farmhouse) set in approximately three acres with a courtyard, formal gardens, a large front field, a paddock, a detached outbuilding and a huge agricultural barn. Not only is the location quite stunning but the property offers a great deal of potential for various uses and may be particularly appealing to those with an interest in equestrian activities or a purchaser seeking a property with the potential to convert an outbuilding into a holiday let unit or secondary accommodation for a dependent relative (subject to planning).

The Property
An initial point of historical interest is that Ysgubor Fawr is located close to where the Romans invaded Anglesey in AD60 having negotiated the treacherous waters of the Menai Strait. Ysgubor Fawr exudes a great deal of character and offers well appointed practical and roomy family sized accommodation with features such as large front elevation windows to take full advantage of the views, beamed ceilings to some rooms, a lounge with Inglenook fireplace and multi-fuel stove, a temperature controlled wine cellar, an interesting staircase with half landings and a large countrystyle kitchen with a built-in double oven and LP gas hob. Further benefits include double glazing, oil fired central heating and a solar panel installation to supplement the heating of the domestic hot water. The accommodation briefly comprises -

Dining Room - 15' 0'' x 13' 7'' (4.57m x 4.14m)

Lounge - 17' 8'' x 16' 0'' (5.38m x 4.87m)

Outside
An impressive shared driveway extends to the main rear courtyard which provides ample parking space. There is access from the courtyard to an integral Carport (15'5\" x 12'4\") with an attached store/workshop. The formal gardens are located to both the front and side of the property and the semi circular front lawn and paved patio areas provide a marvelous spot to sit and take in the view or enjoy Al-fresco dining on a balmy summers day/evening. The side garden is approached via a gated brick facade and provides a soft fruit patch together with a gardener's potting shed and Wc. Just off the courtyard, is a detached stone outbuilding (36'3\" x 17'1\") which is presently used for storage but could easily convert to provide secondary accommodation or a holiday let unit (subject to local authority consent). Adjacent, is a small paddock and immediately behind the main dwelling is a large agricultural barn (75'0\" x 40'0\"). There is a large field to the front providing good grazing and there is also a wide grassed lane (The former driveway to Ysgubor Fawr) leading from the courtyard towards the Menai Strait. (There is a public footpath which is rarely used passing the property and extending along this grassed lane eventually connecting with the Isle of Anglesey coastal path).

Location
The Isle of Anglesey is situated off the North West Wales mainland (276 sq miles and the fifth largest island in the UK). Connected to the mainland via two bridges (The Britannia and Menai suspension bridge), the main A4080 provides swift road access to the village of Llanfairpwllgwyngyll and Menai Bridge with it's restaurants, shops, public houses, schools and Waitrose supermarket. The A4080 also extends along the west coast of the island where you will find the award winning golden sand Newborough beach, Newborough Warren and Llanddwyn Island National Nature Reserve and the wonderful 200 acre Newborough forest. Further more, the A55 North Wales expressway is within approximately 3.5 miles providing easy access to the Port of Holyhead, the University City of Bangor with it's mainline railway station, the North Wales coastal towns and motorway network at Chester (approximately 66 miles). The 125 miles of beautiful Anglesey coastline provides a playground for a range of activities from outdoor pursuits and water based sports to walking the coastal path and enjoying the stunning scenery.

Directions
From Llanfairpwllgwyngyll, follow the A4080 in the direction of Brynsiencyn.
