LOCAL INFORMATION
Northend is a small and very pretty hamlet high in the Chiltern Hills which, with its neighbours, Turville and Christmas Common, are amongst the most sought-after villages on the Oxfordshire/Buckinghamshire borders. Most of the properties in Northend are gathered round the village green and the village has been used for filming many well-known TV shows such as Midsomer Murders and Agatha Christie mysteries. The sitting room of the White Hart was used as Miss Marple’s parlour in a production a number of years ago.

Watlington (3.5 miles) provides an excellent range of shops including a renowned butcher, bakers and individual shops. Henley-on-Thames (7 miles) has more comprehensive facilities including a Waitrose, cafés, restaurants and specialist shops. Commuting is excellent with Junctions 5 and 6 of the M40 both about 5 miles distant connecting to the M4 and M25 motorway network. Both Henley and Reading Railway Stations have good services to London, Paddington (from 45 mins and 29 mins respectively) with Crossrail allowing direct access to the City, Canary Wharf, the West End and Heathrow from 2018. The area is well served for schools, with Buckinghamshire state schools being especially sought-after.
ACCOMMODATION
The sitting room has exposed beams and a magnificent inglenook fireplace with seats to the side. There is a cosy snug study which has a corner fireplace, a window to the front and leads through to the kitchen/breakfast room. This is a lovely, bright space which has a smartly tiled floor, a range cooker, floor units, and two windows overlooking the garden. There is a dining area and a door to the terrace and garden. A good size dining room is a lovely double aspect room with an open fireplace and windows to the front and side, letting in plenty of light. Downstairs, in the old beer cellar, there is a games room used as occasional guest accommodation, with the original beer barrel delivery chute. There is a study or spare guest room with an en-suite wc and separate shower.

Upstairs there are 4 bedrooms and a family bathroom. Each room has tremendous character with exposed beams and polished floorboards. There is a ‘priest’s hole’ giving access from bedroom 3 to bedroom 2, a great attraction for children.
PLANNING
Wycombe District Council has indicated to the vendor of White Hart that Permitted Development, based on a calculation of an existing 2,300 sq feet, could allow the creation of a 600 sq ft kitchen and ground floor accommodation; plus an additional 750 sq feet of two storey accommodation. These figures are based on information provided and it is advised that purchasers check with Wycombe District Council for current guidance.

Additionally, the 100m long plot may offer, subject to PP, other opportunities for improvement or development.

OUTSIDE
To the front of the property is the barn annexe. This is an attractive timber clad building which was formerly stables. Divided into two vaulted rooms and with a cloakroom and separate shower, this is useful additional accommodation or a spacious home office. To the rear of the main house is the large garden. Laid mainly to lawn, the garden extends to about 0.25 of an acre and is fenced and with hedges and trees giving privacy and seclusion on both sides. At the end of the garden there are fine views over farmland. There is potential for further extension to the side and rear to create a large garden/kitchen breakfast room and additional bedrooms if required, subject to the usual consents.
