The Property

Built in 1873, Well House originally formed part of the village primary school and like most properties of its era, it has well proportioned rooms and period features. An entrance porch way welcomes you into Well House and leads straight into the kitchen/dining room. The room is split into two areas with a slighty dated, fully fitted kitchen of eye level and base level units and a dining area to the other. The kitchen has plenty of room for relevant appliances and houses the oil fired boiler, which is located in the old fireplace. The room is a nice social room with plenty of room for entertaining and could be totally transformed if one was to remodel the kitchen. Beside is a useful utility area with more storage, a stainless steel sink and a corner pantry unit. A doorway opens into the downstairs shower room which comprises a low level close coupled wc, hand wash basin and shower unit. Being dual aspect, the sitting room is light and airy with views over both the front and rear gardens. The room is well proportioned and contains a mock fireplace of wood surround upon a marble hearth. Leading off the Sitting room is the study which is also dual aspect and maintains an original door into the house. Extended in 2000, a timber conservatory was added to the rear with fitted blinds and large windows overlooking the garden. By taking the stairs up to the first floor landing you will find the three bedrooms. All of the bedrooms can accommodate double beds with two having built in wardrobe cupboards. The larger of the two overlook the rear garden and the smallest faces the front. Also on this floor is the family bathroom which has a matching four piece suite. Further storage is available in the spacious airing cupboard which houses the pre-lagged water cylinder. An attic room is located in the pitch of the roof with a number of velux roof lights, power sockets and lights. The room is perfectly usable as a workspace, store or studio space and measures 26ft6 x 7ft10.

Outside

The property has pleasant gardens to the front of the house and the back, with the original village well located in the grounds. The small front garden is a typical cottage style garden, enclosed by a wooden fence with various shrubs and borders. To the side of the house is a five bar gate opening out onto the main driveway. The gardens comprises lawn sections, flower beds, shrubs and trees with hedges and fences to the borders offering a private yet, open feel. Finally, there detached single garage is well equipped with power, light and an electric up & over door.

Location

Set back from the road and sheltered by mature trees and shrubs, the property is wonderfully

situated and is close to the village centre of Hinderclay. Hinderclay itself is a rural village just outside the desirable murging villages of Rickinghall & Botesdale. There you will find an array of services and amenities including florists, shops, health centre, a community centre, churches, take aways, public houses and an EofE Co-operative supermarket.
