Located in the peaceful mid Devon village of Poughill, just over a mile from the larger village of Cheriton Fitzpaine, a superbly presented and surprisingly spacious three or four bedroom semi detached cottage which has been extended and improved by the current vendors, and benefits from far reaching rural views, private drive with parking and gardens.

Bell Cottage offers excellent family accommodation, which has been modernised and extended by the current owners to provide spacious and versatile accommodation. A true feature of the property however is the kitchen/dining room which benefits from a vaulted ceiling in the dining area and having a velux window with further windows to the eastern side which floods the room with natural light.

There is a cosy living room with wood burning stove housed in a natural stone fireplace, and a further room with double doors giving direct access to the rear garden and lends itself to a variety of uses, from a light and airy bedroom to a home office or play room. Also on the ground floor is a recently installed modern fitted shower room with double shower cubicle, airing cupboard and further cupboard with space and plumbing for an automatic washing machine.

On the first floor are three good sized bedrooms, and a family bathroom, again recently installed with neutral tiling and a shower over the bath. Most of the upstairs rooms enjoy far reaching views over the village and surrounding farm land. Outside is off street parking for two cars (further parking is found on the lane, as well as the village car park a few yards away), and good sized lawned gardens to the side and rear of the property, giving plenty of sunshine all day and making the garden a sun trap. There are a variety of timber sheds providing a play house and storage for garden tools, bikes etc, as well as a paved patio with timber pergola providing a good degree of shelter and privacy.

Poughill is a quiet and rural, yet active village with a strong community spirit. It is located in an elevated south facing position, approximately 7 miles from the market towns of both Crediton and Tiverton, and just over a mile from the larger village of Cheriton Fitzpaine. The cathedral city of Exeter is about 12 miles further, with a range of shopping, sporting and educational facilities. The gentle rolling countryside surrounding the village enjoys a number of bridleways and footpaths making it an ideal location for walking, riding and cycling, there is a historic parish church, a village hall which has many recently undergone refurbishment and has an active calendar of community events. Within a stones throw of the property is the village park with a childs play area.

Cheriton Fitzpaine is approximately a mile and a half away, which has a newly built primary school with modern facilities, two public houses, a village stores and post office stocking most essential items, and a farm shop.
