The Property When you first arrive at the Hoe, entering via the gate, a pathway leads you through mature terraced flowerbeds and trees to the front of the property. This charming Cornish stone and granite cottage sits to one side facing the lawn and further areas of garden. The main entrance is via a glazed and slated entrance porch and a traditional front door opens into an inner hallway with the staircase to the first floor and doors leading to the two main reception rooms on the ground floor. The dining room is a good size, ideal for entertaining. It has French doors that open onto the garden and a door to the kitchen.

. The deceptively bright kitchen is fitted with a variety of hand-crafted units by the renowned Rozen Furniture Company. These include two hand built dressers, one with glass display cabinets and all with solid maple work surfaces. Equipment includes a Neff built in oven, an inset AEG ceramic hob, an integrated fridge, space for a dishwasher and also a large walk in storage cupboard. One end the kitchen opens into the adjacent utility room with plumbing for a washing machine and a further range of fitted units and at the other into an inner hall with doors to the boiler room and a separate cloakroom with a shower cubical and WC.

. The light and spacious sitting room has a second set of French doors opening to the garden and a traditional Victorian tiled fire place with a Villager multi fuel stove adding to the character of the room. A further glazed doorway leads to the delightful and ample conservatory with natural slate flooring and double doors opening out into the garden.

. On the first floor are three bedrooms and a family bathroom. The larger master bedroom has a range of built in wardrobes and a triple aspect with views across the gardens. This room has the potential for an en-suite. The second largest room also has a lovely garden view.

The Gardens From the front of the cottage looking out across the garden to the large sweeping lawn you are first drawn to the wonderful rural views over the Durra valley and farmland. You then start to see all the abundance of flower beds, shrubs and mature trees that surround the cottage and gardens edge. There are Camellias, Rhododendrons, Wisteria and Magnolia to name just a few. To one side of the garden is a 30'x12' swimming pool with a pump house and changing room. From the utility room side of the property a stable door opens on to a path which leads past a greenhouse and up to a hidden garden area, ideal as a vegetable plot. This may also be an area for additional parking. The detached garage has a remote controlled electric roller door and a parking area to the front.

Location The Hoe has a wealth of original features and character and nestles into the landscape of this Area of outstanding natural beauty. A nearby footpath leads to Gillan creek on the waters of The Helford River. The parish of Manaccan lies south of the popular Helford River and nearby parishes include St Martins Meneage, St Anthony Meneage and St Keverne. Across the estuary lie Constantine and Mawnan.
