Full Details for 3 Bedroom Detached for sale in Crediton, EX17 :

A quintessential 3 bedroomed thatched farmhouse with over 2.5 acres, abundance of character throughout, outbuildings and flexible land including some woodland and grazing, all just 3 miles from the A30 at Cheriton Bishop.

The character and charm of this beautiful grade II listed house dates back hundreds of years, clearly demonstrated by the unique staircase, the cross passage hall with its original wooden screen walls and small, interesting windows. As well as the history, the house offers an open and light (the front of the house faces south) feel with the principle rooms all over-looking the garden. Although there are some low doorways and the odd low beam to navigate, the ceiling heights overall are of average height. There is oil fired central heating as well as wood burning stoves and the kitchen is large and well fitted, complete with an AGA. Outside, the roof was re-thatched last in 2006 and re-ridged and repaired in 2015.

On the first floor are 3 double bedrooms, all facing south overlooking the lovely front garden plus a spacious family bathroom.

Outside, the garden lies to the south of the house with an area also to one side. The garden is productive with soft fruits and a vegetable plot. There is a barn offering excellent storage, one side being open fronted and the other enclosed with a stable door. Across the quiet country lane is ample off-road parking and an open fronted covered area plus a modern agricultural building split into 3 bays, each with a large door and interconnecting doors internally. The remainder of the land (approx. 2.5 acres) slopes to the stream at the bottom. There is a grazing paddock, chicken run, pig rearing enclosure, bee hive meadow and an area of woodland.

YEOFORD is one of the area's quaint working villages, nestling in a pleasant valley through which runs the lovely Rivers Yeo and Troney. It offers amenities include a popular village inn, primary school, (senior children are taken by bus to Crediton), new village hall and railway station with trains every hour to Exeter and Barnstaple.

CHERITON BISHOP is one of Mid Devon's picturesque villages situated just off the A30 trunk road giving fast dual carriageway access to Exeter (10 miles) and the M5 motorway to the east, and Okehampton and Cornwall to the west.  It has a thriving village community and an historic parish church.  Village facilities include The Old Thatch (public house), primary school, village hall and post office/stores.  The nearby village of Tedburn St. Mary is about 3 miles away and the busy town of Crediton about 7 miles.

DIRECTIONS
From Crediton, proceed to Yeoford, continuing through the village and out of the other side for approx. 1 mile until reaching a 4 crossway (Woodland Cross). Turn right here and continue down the hill, through the bends and as the lane rises uphill, Woodland Farmhouse is the first house on the right. For viewings, please park in front of the agricultural barn opposite the house.
