The Property

School House, as the name suggests used to belong to the village school and was used as the headmistress's residence for a number of years. Prior to that, the property was also an established village store and public house 'The Crown Inn'. Dating back to the mid 1600s, the property has a number of period features and has been extended over the years. On entering, an entrance vestibule provides access to the sitting room and dining room. To the right hand side is the sitting room, which has solid wooden flooring, two windows and a feature fireplace with surround and tiled hearth. Next door, the dining room has the same solid wood flooring and also two windows to front and rear aspect. The room has another fireplace with an inset multi fuel stove upon a tiled hearth. A doorway leads through to the front stair-well which has square stairs to the first floor. The original staircase is next to the kitchen and has more curving steep stairs rising to the first floor. The kitchen/breakfast room has wall/base units on two sides with wood affect worktops over. There is an inset butler sink, space for an electric cooker and a large 'Sandyford Aga'. The room has a understairs pantry/cupboard and space for a dining table to the centre of the room. To the extension is a downstairs cloakroom and utility room with plumbing for a washing machine, an inset butler sink and space for further appliances. A large galleried landing has the two staircases rising up from the first floor with a further enclosed staircase leading to the attic. Both of the bedrooms on the first floor are excellent doubles, both have original wooden floor boards and wonderful views over the garden. The bathroom comprises a modern white suite with roll top bash, vanity hand wash basin and a wc. The room also has two small storage cupboards with a window to rear aspect. To the attic is the large master bedroom measuring 22'7'' x 12'. The room has a vaulted ceiling with exposed beams and studwork. Two velux style windows look south and upon the original floorboards is a small tiled hearth and inset small wood burning stove. A doorway leads through into the en-suite which is also a well proportioned room. The suite has a full bowl hand wash basin/unit, low level wc and a large shower cubicle with a tie beam running through. The shower itself is tiled and has a raised rainwater style showerhead.

Outside

The house is approached by a gravel driveway which leads up to the front five bar gate. The garden is full enclosed and wraps around to the left hand side of the house, to the rear garden. The front garden is mainly laid to lawn with a pathway leading up to the front door. The entrance to the cellar is located to the front of the house, with wooden doors opening outwards, revealing the stone steps leading down. The side garden provides a useful space for parking vehicles and includes a large carport. A coal store is attached to the property providing further storage space. The rear garden is truly wonderful and is extremely well stocked with a variety of bedding plants, shrubs, trees, climbers and hedging. To the bottom of the garden and nestled in the corner is a large timber workshop, which has power and light. Adjacent to the workshop is the pond which is an absolute haven for wildlife.

School House is located in the heart of the village of Worlingworth, within easy walking distance of the primary school and village pub.
