In beautiful order throughout. Walking distance to the ancient Bull Public House and The Boot, both with restaurants and also the Anglo-Saxon church. This is one of the most sought after villages in this part of the World. No-one arrives in Stanford Dingley by chance. There is very little through traffic. You have to want to find Stanford Dingley to arrive there. So, the peaceful nature of this fine rural area is not disturbed. The famous trout stream, the River Pang, meanders through one side of the village and the property looks across toward the Old mill and its cottages. Local Facilities: The nearest shops are 1.5 miles southwards to Bradfield Southend where there is an excellent thriving village store. Going eastwards Bradfield College has fine sporting facilities including indoor and outdoor tennis courts. To the west along Bucklebury Avenue there is a health centre, a good pub with restaurant and a newly opened village cafe selling home-made cakes. Yattendon is two miles northwards out of the village with an excellent pub and restaurant and its own village store. Also in Yattendon, Berkshire Beers have their brewery and shop. Two miles further on, Vicars in Ashampstead is renowned for their meats and pies and game dealership. The major supermarkets in Calcot, Thatcham and Newbury are no more than a 20 minute drive away. Theale and Pangbourne rail stations are an easy drive away with excellent parking facilities and regular intercity connections to Reading and Paddington.

Schools: There are excellent primary and infant schools in both Yattendon and Bradfield and there are Montessori schools at Bradfield and Ashampstead. There are some fine senior schools within easy driving distance to include Bradfield College, Pangbourne College, Downe House, Cranford Girls School, St Edwards, St Andrews Preparatory School near Pangbourne, Brockhurst School and Elstree School to name but a few.

Notes:

1 In the freak weather conditions of July 2007, the cottage was flooded along with several other houses in the village. This extreme weather event also caused flooding of property throughout the Pang Valley and further afield in Berkshire and other neighbouring counties. The vendors have put in preventative measures, including dwarf walls to the front and the side have been introduced and there are flood gates to the exterior of the property that can be put in place in an emergency and they have been fitted to the front door, the side of the conservatory and the double French doors also to the conservatory. Although it is not anticipated that these will be necessary to be used in the future.

2 The oldest part of the cottage, which is the front part of the cottage - this floor has been tanked to make certain no water ingress can occur and the rear extensions conform to modern building regulations.

3.The Pang Valley Flood Forum has been recently formed with the aim of ensuring that flood risk to property is reduced to a minimum. Organised by West Berkshire Council, Stanford Dingley and the other communities down the valley are represented as are the local water company and Environment Agency.

In the last two years the Winter of 2013 and also the Winter of 2012 where the UK experienced adverse weather conditions which caused river flooding in many parts of the country. Tall Trees was not affected.


Directions. From the offices of Dudley Singleton & Daughter turn left, proceed over the mini roundabout , passing the Elephant Hotel and turn first right at St James the Less Church into Pangbourne Hill. Proceed up Pangbourne Hill for a short distance, turning left into Bere Court Road. Proceed down Bere Court Road as far as you can go. You will pass over several cross roads. Eventually, you will find a T junction which is Stanford Dingley. At the T junction, turn left and you will pass the fine old church on your left and the Bull public house and the property will be found a short distance along on the left hand side before you get to the Pang River bridge.
