The Setting

The Oaks is in a wonderfully rural location near the sought-after village of Redmarley d'Abitôt, which provides glorious countryside living with local village shops and schools within a two and a half mile radius: Pendock village stores are less than two miles away and the very popular primary school in Redmarley is 2.4 miles. The M50 motorway is just two miles away, providing links to the M5 motorway to the east and easy access south-west to Newport.

The market town of Ledbury, with a wide range of shops, amenities and a railway station, is six and a half miles north and the city of Gloucester, with more frequent rail links to London, is 11 miles to the south. Cheltenham is a mere 16 miles away. The renowned Hartpury College, with its world-class equine courses and facilities, is seven miles from The Oaks.

The location is the perfect answer for those looking for a country lifestyle not too far from city life.

The Property

The glazed entrance porch leads into the main hallway in the property. To the left is a spacious dining room, which could seat at least ten people, with French windows out to the patio. There is also space for table and chairs within the large kitchen/dining room adjacent. The kitchen, with exposed timbers to the ceiling, has extensive storage within the pine-fronted units, two ovens, a hob with Miele extractor hood above, space for a dish-washer and a tall fridge-freezer. Next to the kitchen/dining room is the utility/boot room providing further cupboard space, a door out to the rear garden and access to the loo – ideal for gardeners not wishing to traipse through the house!

The sitting room is well-proportioned and has a working fireplace with a beautiful stone surround. French windows lead directly through to the spacious conservatory, with flagstone floor, which has views over the garden and to the manège and doors straight out to the patio.

The master bedroom is one of the highlights of the property: incredibly spacious and well thought-out with a large dressing area and a very opulent en-suite bathroom: the bathroom has a raised corner bath with mood lighting and there is a separate walk-in shower with a glass screen. The main bedroom itself has ample space for a four-poster bed and has views over the rear garden, the manège and beyond; there is also a set of French windows leading out to the garden.

The second bedroom has space for a double bed with built-in units for wardrobe and storage space and a window to the front of the property. The third bedroom, currently presented as a study, has a large velux providing light into the room.

The main bathroom is a good-sized 'family bathroom' with a whirlpool bath and shower over. There is a further shower room, bringing the total number of bath/shower rooms within the property to three: one for each bedroom.

The property offers scope to be further extended within its generously-sized plot, subject to the relevant consents being obtained.

Outside

A five-bar wooden gate leads from the lane into the front of The Oaks, where there is parking for several vehicles and level lawns with a mature tree.

The rear garden is level and is mainly laid to lawn, with raised vegetable beds and a greenhouse for keen gardeners, and a large patio area adjacent to the house. There is a Scandinavian-style summer house and a large garden shed with space to house a sit-on mower. The views over the countryside reach as far as the Malvern Hills in the distance. The lighting throughout the garden ensure that it can be enjoyed day or night.

We believe that the footprint of an old cottage sits within the grounds.

Equestrian Facilities

A second gated entrance from the lane leads to the equestrian section of the grounds. There is a hard-standing around the stable block. The old stone building offers generously-sized accommodation for a horse: approximately 6 metres by 3.2 metres, with Loddon sliding doors. The more recent extension to the building creates a second good-sized stable, just over 4.5 metres by 3.6 metres. The generously-sized tack room has storage cupboards, work surfaces, electricity and water supply. There is a horse shower and space for a solarium; the stable block is alarmed.

Visible from the house is the excellent Charles Britton all-weather manège composed of silica, rubber and sand and measuring 20m by 40m. The paddocks, extending to around two and a half acres, have standard post and rail fencing. The second gated entrance provides excellent hacking along the lane and out through the countryside.
