Full Details for 3 Bedroom Cottage for sale in Crediton, EX17 :

A delightfully situated detached Grade II listed thatched cottage in excellent condition, outbuildings, with scope to further develop a somewhat derelict stone/cob stable, parking, approx. 4 acres of gardens and meadow plus river frontage (meadow only).

Redlands is a beautiful detached 17th century Devon cottage located in a tranquil rural setting in the small hamlet of Penstone, being easily accessible for Crediton with the university and cathedral city of Exeter located 11 miles away providing a range of facilities.

The detached stone and cob built thatched cottage , which is Grade II listed, offers three bedroomed accommodation over two floors and is presented in excellent order throughout with a generous living room, kitchen/breakfast room, two bathrooms and useful utility room.

More modern conveniences such as dual floor thermostats, mains water and drainage (plus water meter) are a great addition to a characterful cottage. (Thatchboard was added when the new roof was thatched in water reed four years ago).

There are lovely gardens and grounds surrounding the house which in all extends to approximately 0.75 acres including various outbuildings/stores and a wash house (there are very few left in Devon). There is scope to further develop a somewhat derelict stable stone/cob stable building, together with the footprint of a two-storey building which was originally thatched and attached to the cottage (subject to planning consent). Across the quiet country lane is off-road parking and a “wild garden” which boasts a plethora of flora and fauna. This opens into an established orchard and then there is a stock fenced meadow, largely level and with river frontage. In all, the land amounts to approximately 4 acres (including the garden) and is a beautiful sanctuary for both the wildlife and an owner alike.

PENSTONE lies near the village of Colebrooke with its historic parish church and the charming neighbouring village of Coleford lies just over half a mile to the north with one of the area's most famous inns, \"The New Inn\". The village of Yeoford with its railway station (The Tarka Line), primary school and popular village inn is just 2 miles to the south.

COLEBROOKE is one of the area's picturesque villages, set in the heart of the Devonshire countryside, enjoying stunning views in most directions. The centrepiece of the village must be its historic parish church which adjoins the old village square.

DIRECTIONS From Crediton, proceed West on the A377 to Barnstaple Cross (approx. 1 mile) and take a left turn signed to Coleford. Upon entering the village of Coleford, pass The New Inn and at the junction, turn left signed to Colebrooke. After approx. half a mile take a left turn signed to Penstone. Proceed under the railway bridge, follow the road around a sharp right and Redlands will be found on the left following the row of thatched cottages. Note: Parking is on the right of the lane, opposite the cottage.
