The separate dining room will be a wonderful place to entertain your friends and family as they come to visit you and with 3 good sized bedrooms they can perhaps stay over for a day or two. As the weather starts to improve, throw open the doors from the lounge, let the sun in, enjoy your garden and when it gets a little too warm take some shelter in your summer house.
