A two double bedroom period home situated close to town which has been sympathetically modernised in recent years. The front door leads into an inner porch that in turn opens into a large 21ft lounge/dining room, with a working open fireplace. To the rear is a refitted galley kitchen with range cooker, integrated low-level fridge and freezer and plumbing for a washing machine and slimline dishwasher. There is a rear hallway with door onto the garden and finally a modern three piece family bathroom. The private rear garden is of a good size for the type of property and has two patio areas with lawn between them, garden shed, outside tap and uniquely gated pedestrian access from Queens Road. Upstairs are two double bedrooms, the larger of which has an un-used feature fireplace. The property was subject to extensive work in 2009, when a full re-wire was undertaken and a completely new central heating system was installed. In winter 2013 the flat roof of the rear extension was replaced and comes with a 10 year guarantee.

Thame is a bustling market town dating from before the Norman Conquest in Anglo-Saxon times. The town is surrounded by beautiful countryside with many walks, including the Phoenix Trail emanating from the town. Thame spreads out from the historic boat shaped market place and uniquely, there are numerous high quality independent shops including butchers, bakers and delicatessens, in addition to Waitrose and the usual chains. There are weekly markets and other amenities include: the sports centre, Lord Williams Secondary School and a variety of restaurants and pubs. Much of the historic town centre is listed and it's character protected by the Thame Conservation Area.
