What the owner likes ....
I love living so close to the centre of Exmouth as it is so handy for my daughter to go to school and we can walk to the beach and shops. I really enjoy the light filled, spacious high ceilinged rooms here with all its lovely character. I also really appreciate having such a large kitchen/breakfast room which seems to be difficult to find with a flat. One of the other main reasons I bought this home was because it has its own southerly facing garden. I have fenced the garden and put a gate in so it is completely safe for my daughter to play in and a great area in which to enjoy relaxing in the sun.
Bear in mind ....
The southerly facing private garden for flat 10b lies to the front of the main house and is very secluded with fenced and mature hedged borders allowing a great deal of privacy. The good sized level garden is laid to paving for ease of maintenance and is accessed via a wooden gate from the front path leading to the communal front door. This flat is one of 3 in this traditionally built Grade II listed building and it also lies in a conservation area. The latter means that there are certain planning restrictions and implications. The flat has a 67 year lease. The ground rent is £15.00/annum. Maintenance is payable as and when any outside work is required and this is split equally between the 3 flats. Buildings Insurance for 2015-2016 is £440.00 for the year. All mains services are supplied and there is gas fired central heating serviced by a wall mounted combination boiler located in the shower room.
The location ....
Windsor Square sits within half a mile of Exmouth seafront, with its miles of golden, sandy beach. Exmouth town centre is just a level five minute walk away, with all its local amenities. The Exe Estuary has been designated an 'Area Of Outstanding Natural Beauty' and offers further exceptional walks and a cycle path leading to Lympstone.
